Modifies the terms of your loan to make your payments more affordable.

Payment Deferral for Equity Lines and Loan Extensions for Equity Loans
Defer your payment for a short period of time to allow for temporary financial hardship to be resolved. If you are unemployed, HOPE NOW provides valuable resources.

Short Sale
Allows you to transition out of your home and avoid foreclosure by selling your home and paying off a portion of your balance when you owe more than your home is worth.

Deed in Lieu of Foreclosure
Transfers the ownership of your property to SunTrust instead of going through foreclosure. This is useful when there are no other liens on your property.

How to get started

1. Document your hardship. Be prepared to share the circumstances that have caused you difficulty in making your monthly payments (i.e. income reduction, divorce, medical issues, etc.).

2. Gather your information. We need a complete understanding of your financial situation to determine the best option for you. Please have copies or supporting documents with the following information available:

  • Most recent 2 pay stubs along with the current year's W2 (if applicable) or last 2 years' tax returns if Self Employed or rental income is received.
  • Additional income (unemployment income, rental income, etc.)
  • First mortgage payment information and account numbers (most recent statement)

3. Call us today. Our representatives are ready to help you personally, and can be reached at 1-866-519-3479 Monday-Friday 8 a.m. to 6 p.m. EST. Please have your 17 digit SunTrust Bank real estate secured loan number ready. Or submit your information online. Click here to download required forms, which you can submit through our secure mail link. You will receive a call from us once your information has been reviewed.

After you have completed these steps, if it has not been already, your account will be assigned to a Consumer Home Loan Specialist (CHLS) who will contact you directly. The role of the CHLS is to be your single point of contact throughout the qualification process. If you are facing financial challenges, we will do everything we can to help you stay in your home.

Federal Law permits you to contact us in writing regarding your account in order to request certain types of actions and/or information (with exceptions). These requests include (1) a Qualified Written Request, (2) Notice of Error, and (3) a Request for Information. If you submit a QWR or NOE, please include your name, loan account number and the reason you believe the account is in error. If you submit a RFI, please include your name, loan account number and the specific information requested. Please send all QUALIFIED WRITTEN REQUESTS/NOTICE OF ERROR/REQUEST FOR INFORMATION to SunTrust Bank, TN-Nashville-8105, PO BOX 305050, Nashville, TN 37230-5050.

Documentation of Current Household Income - the following documentation is required to verify the types of household income specified below:

Wage Earner (W2 employee) Most recent paystubs that reflect the last 30 consecutive days of year-to-date earnings for each employed borrower and most recent W2.
Child Support/Alimony*

*Alimony, child support, or separate maintenance income do not need to be revealed if you do not choose to have it considered for repaying the loan. To include the income submit:

  • Copy of court ordered document that states amount of the alimony, child support or separation maintenance payments and the period of time over which payments will be received
  • Most recent bank statements that reflect the last 60 days showing receipt of payment
Social Security and assistance

Including but not limited to: Social Security, Disability, Death Benefits, Pension, Public Assistance, Adoption Assistance

  • Award letter dated within the current year
  • Most recent bank statements that reflect the last 60 days showing receipt of payment
Self-Employed Prior 2 years personal tax returns
Rental Income Copy of current Lease Agreement
